Prior to commencing your search for a new home, you should provide some thought to the following.
- What is the budget you have allowed yourself for the purchase?
- What area would you ideally like to live in?
- What type of home would you prefer (eg. apartment, townhouse, semi-detached or freestanding house)?
- When do you actually plan to move?
Essentially, you need to formulate a "wish list". This will include your ‘must have’ features in a home, the things that you just can’t live without. Use these as a definitive guide to your purchase. Have a good look at property within your desired location and price range to get an accurate idea of what you can get for your money. Sticking to your fundamental wish list will make for a happy purchase that suits your lifestyle.
Upon establishing your "wish list", you are then focused to take on open-house inspections. You will soon discover whether your "wish list" is realistic or whether you may need to re-think either your budget or some of the items you listed as requirements for your new home.
You should also make your "wish list" known to agents. By alerting an agent to your requirements and your readiness to proceed, you will be at the forefront of the agent's mind when a suitable property does indeed come onto the market.
The key to securing a purchase (often at a great price) is to be ready to act immediately – that way you’ll be able to buy quickly if you come across a property you like. If necessary, have your loan pre-approved before you start looking for a property and speak to a Solicitor or conveyancer who you can retain to undertake your conveyancing work. Having all your affairs in order will give you more time, less stress, more bargaining power and often a better price!
If the property is going to be auctioned and you plan to purchase it at auction make sure you register before the auction begins. You will need some ID for this (eg: Australian drivers licence or passport). Be clear on your limit and desired outcome and relax. Each time you bid display your bidding number clearly to the auctioneer and state your bids in a loud and clear voice. If you are unsure about any aspect of the auction don’t be afraid to ask one of the agents or auctioneer. If you are the successful bidder, you are required to pay a deposit (generally 10% of the purchase price) and sign the contract at the auction.
